Chapel Hill Development

Huitt-Zollars prepared individual and nationwide permitting packages for this master planned development. The project included wetlands delineation, environmental planning integration, ecological and habitat analysis, archeology, 404 permitting, and mitigation planning. Special considerations included a World War I era historical site used for airborne training purposes, coupled with large expanses of an undisturbed-tall-grass prairie ecosystem. Challenges included mitigation planning for unavoidable impacts. Huitt-Zollars worked closely with U.S. Army Corps of Engineers, EPA, U.S.

Rancho Verde Development

Rancho Verde Subdivision is a 508-acre single-family, residential development located in east Harris County, Texas. Since 2004, Huitt-Zollars has worked with the Skymark Development Company, DR Horton, and Pulte Homes on the design and construction of paving and utilities, stormwater detention facilities, an offsite lift station, and upgrades to the water plant and wastewater plant to serve the development. The project also included a master drainage and detention plan to serve the development. Huitt-Zollars continues to design additional sections as the demand for home sites occurs.

Fort Bliss Housing

Huitt-Zollars provided land development engineering and infrastructure design services to the developer team led by Balfour Beatty Communities. Infrastructure design included new utilities (water, sanitary, sewer, storm sewer, natural gas, telephone, cable TV, internet, and power). Traffic design created residential neighborhoods that promote community, a pedestrian-friendly environment, and improved traffic circulation. Walkways and trails enhance the two circulating systems.

Emerald Park Subdivision

Huitt-Zollars provided civil engineering design services for the Emerald Park Subdivisions, the preliminary plat involved 880 lots on 261 acres. Five separate subdivisions were selected for improvement plans that included final plats, grading plans, drainage area plans and calculations, street plan and profiles, illumination and signing plans, and standard details including driveway and ADA curb ramp details. All the lots and streets were designed to drain by sheet flow to proposed low points where storm sewer systems conveyed the water into retention basins.

Edgewater Estates

Edgewater Estates is a 160-acre development within the City of Pearland limits. All detention for this project was provided in a joint-use lake detention system that included multilevel lakes with rockscapes and a waterfall.  Huitt-Zollars was responsible for design of the utilities, paving and lake amenities, detention ponds for the 640-lot subdivision, and construction administration.

Cypress Bay Development

Huitt-Zollars prepared the construction plans, technical specifications, and cost estimate for a new 49-acre development for marina home sites connected to Galveston Bay in League City, Texas. The scope of work consisted of the design and construction of a new canal and control structure.

Trinity Bluff Development

Trinity Bluff is a 30-acre mixed-use development, located on the east bank of the Trinity River, in downtown Fort Worth. Huitt-Zollars provided site planning, site engineering consultation, participated in establishing an overall development strategy, and successfully designed the client’s vision.

CityPlace Block 6B/Mondrian at CityPlace

Huitt-Zollars was lead consultant in coordinating a public/private joint venture for two in-fill, redevelopment mixed-use projects in an upscale area north of downtown Dallas. CityPlace Block 6B was developed with contributions from the City of Dallas through the CityPlace Tax Increment Finance (TIF) Fund, and Mondrian at CityPlace consists of mixed-use, urban style, multi-family apartments, and ground floor retail.

Turtle Creek Senior Living

This seven-story mid-rise senior living facility accommodates independent and assisted living with a small number of units dedicated to memory care. Architectural design services were provided for this assisted living facility for Belmont Village. Amenities include private dining, a movie screening room, health club and pool. The senior living facility is located in the heart of one of Dallas’ best neighborhoods, Turtle Creek.

West Lake Hills Senior Living

Architectural design services were provided for this three-story mid-rise senior living facility. The 104,000-SF, 141-unit facility accommodates independent and assisted living patients, with a small number of units dedicated to Alzheimer’s care. Amenities include private dining, a salon, library, health club, and pool. Located in West Lake Hills, the property is less than 15 minutes from the heart of downtown Austin, TX.
